Today, the community consistently performs at 93%+ average occupancy and generates more than $1.25 million in monthly revenue.
But those results didn't happen overnight.
Discipline From the Beginning
Strong operating performance starts long before the first resident moves in.
Castle Pines had an original construction budget of approximately $43.95 million. The project was ultimately completed for approximately $42.37 million—3.6% below the total budget.
That financial discipline carried forward as the community moved from development into lease-up and ultimately reached project stabilization in October 2023.
Throughout that process, Western States approached the community as an entire asset—not simply a building to operate.

Sales, marketing and operations worked together around shared census and performance goals, while leadership maintained the flexibility to adjust tactics based on what was happening within the community and the surrounding market.
As momentum grew, that same disciplined approach extended to the financial strategy for the asset. Operational progress and occupancy growth helped position Castle Pines to successfully reach its refinance milestone—creating an opportunity to return capital to ownership while continuing to strengthen the community for long-term performance.
